Building Services Commissioning Ltd is a specialist commissioning company based in Lincolnshire, established in 1995. We provide independent testing, balancing, commissioning and verification of heating, cooling and ventilation systems, working on projects where these systems have been installed by other contractors.

Our services are divided into commercial and industrial commissioning, and domestic ventilation commissioning.

Commercial & Industrial Commissioning

We deliver a full range of commissioning services to commercial and industrial clients, working to CIBSE Commissioning Codes of Practice and BSRIA Application Guides. Our engineers are all members of the Commissioning Specialists Association.

Heating, Cooling & Ventilation Commissioning

Systems are balanced to achieve their design parameters, then documented, witnessed and the results published for inclusion in the operation and maintenance manuals.

Commissioning Management

We can manage the commissioning process on your behalf, coordinating with contractors, setting out the commissioning programme and ensuring works are completed in the correct sequence and to the required standard.

Water Treatment

A complete water treatment package covering Legionella prevention and control to HSC L8, including risk assessment, management control schemes, chlorination, monitoring and independent UKAS accredited sample analysis.

Sound Level Testing

Noise and vibration surveys, UKAS accredited pre-completion sound insulation testing and noise impact assessments for planning and licensing, carried out to the relevant British Standards and BREEAM requirements.

BREEAM Seasonal Commissioning

Monitoring of installed systems to confirm they are operating as intended, with adjustment as necessary to achieve the design requirement.

Verification & Validation

Verification of ventilation systems in accordance with HTM 03-01, along with validation of operating theatres, isolation rooms, ICU/CCU units, fume cupboards and other specialist healthcare environments.

Domestic Ventilation Commissioning

We provide testing and commissioning of domestic mechanical ventilation systems for new-build homes, residential developments, extensions and individual dwellings.

Mechanical Ventilation Airflow Testing

Measurement of airflow rates across intermittent and continuous mechanical ventilation systems to confirm the required performance is being achieved.

Commissioning & System Adjustment

Testing and adjustment of installed systems to make sure they operate as designed and deliver adequate ventilation throughout the dwelling.

Building Regulations Compliance

Commissioning carried out in accordance with Part F of the Building Regulations and Approved Document F, with the interaction between ventilation performance and the energy efficiency requirements of Part L considered where applicable.

Commissioning Documentation & Handover

Completion of airflow test and commissioning records, with clear results provided for building control and project handover.
